Sales of premium apartments launched in the cultural and business complex Bolshevik

19 September 2016 – Investment company O1 Properties, one of the largest owners of A grade office real estate in Moscow, has begun selling premium apartments in its cultural and business complex “Bolshevik” at 15 Leningradsky Prospect. The total investment in the construction of the three residential buildings of the second phase of the project will amount to 1.3 billion rubles.

The Bolshevik complex, a renovation of the 100-year-old former confectionery factory of the same name, is just 5 km from the Kremlin. In 2015, five A-сlass office buildings were the result of the first phase of the renovation, carried out by the British architectural bureau John McAslan +Partners. Taking into account the completion of the 2nd phase in 2017, the total rental area of the business complex will be 60,000 sq m.

Three residential buildings (192 apartments) with a total area of 14,882 sq m will also be built during the 2nd phase of Bolshevik. These will be in a single industrial style preserving the historical red-brick facade, yet each building will consist of individual properties. One of the buildings will feature architectural stairways with illumination as a highlight of their design. The project concept was developed by IND Architects.

The area of individual apartments will be between 30 and 289 sq m, but there is also the possibility to combine them. Two of the buildings will be finished in top quality natural materials and feature ceilings up to 5 meters high. The selling price per 1 sq m will be from 220,000 to 500,000 rubles.
All the infrastructure needed for comfortable living has also been created at Bolshevik. The Museum of Russian Impressionism, shops, a playground, cafes and restaurants, together with parking for 700 cars are located within the 5.7 hectares of the development. The total area of these infrastructure facilities is over 5,000 sq m.

The apartment complex is due to be completed in Q4 of 2017.

Alexander Ostrovsky, O1 Properties CEO: “The launch of sales in the apartment complex is an important phase in the development of the entire Bolshevik project. Among its major advantages is the creation of a fully-fledged cultural, high quality construction and business area with a well-developed infrastructure. The projected pace of implementation will also favorably affect the investment attractiveness of the apartments”.

Amir Idiatulin, CEO of IND Architects: “In addition to its well-developed infrastructure, the Bolshevik apartment complex offers modern architectural solutions. The partly greened roof and the covered terraces of the upper floors of the buildings will not only introduce a piece of nature but also demonstrate our special attention to detail. We have thought meticulously about the complex, even including small patios for the apartments located on the first floor, allowing privacy while making for a harmonious and comfortable lifestyle”.
