A new tenant in Bolshevik business complex

July 17, 2013 – O1 Properties has signed a long-term lease agreement witn the Russian sub-divisions of Publicis Groupe - French advertising and public relations holding - in Bolshevik Cultural&Business Complex. The scope of the leased areas according to the Agreement is10,808 sq. m.

Jones Lang LaSalle was the consultant of the transaction.

Publicis Groupe Media Holding has become the first anchor tenant of the Cultural&Business Complex, where it is planning to place the offices of its all communication sub-divisions operating in Russia: Leo Burnett, Publicis, Saatchi&Saatchi, Starcom MediaVest, ZenithOptimedia, as well as Re:Sources inner sub-division.

Bolshevik is a complex of buildings of a former confectionery factory situated at the first line of Leningradsky Prospect within walking distance from Belorusskaya metro station and Belorussky Railway Station. Up to 2016, the object will be completely transformed into a cultural&business complex with an open promenade park zone connecting Leningradsky Prospekt with Skakovaya Street. A large landscaped territory will combine A class offices in Loft style, a spacious parking area, museums of modern art, as well as restaurants, cafes and shops.

The Project Architect is English Bureau of John McAslan + Partners.

Alexander Ostrovsky, General Director of O1 Properties Investment Company, has said: “I am glad to welcome the first anchor tenant of Bolshevik Cultural&Business Complex. It is worthwhile noting that this transaction is consummated at an early stage of the Project renovation, six months prior to completion of the first stage of works. I am convinced of the fact that Bolshevik will become comfortable “home” for the creative companies incorporated into Publicis Holding, which highly appreciates the quality, history, spaciousness and inspiring area”.

Ekaterina Afanasyeva, Managing Director of Re:Sources sub-division of Publicis Groupe, has announced: “Within two years we have been dealing with solving a challenging problem of accumulation of all group structures in one and the same building. Searching an ideal office for Publicis Groupe in Moscow, we were oriented not only at such principle characteristics as location, quality and price of the object, but also at its aura – it is just what makes one of the basic constituents of creative business. We are sure that the loft area of Bolshevik will enable comfortable and successful development of all business activities of our company”.

Valentin Stobetsky, Regional Director, Head of the Group on Work with Office Premises of Jones Lang LaSalle, has pointed out: “The current office immovable property market in Moscow offers to the tenants a great variety of ready premises, therefore a pre-lease transaction is really a unique event. The choice made by Publicis Groupe in favour of a building under construction is explained by the unique nature of Bolshevik Cultural&Business Complex – an object with a sesquicentennial history keeping reminiscences of Russia from the imperial time to the Soviet period and modern times. We are sure that Bolshevik will become for Publicis Groupe an actual “comfort territory”, which will enable to realize the potential of a creative tenant by 100%”.
